Once you’ve decided to sell your home, chances are you’d like to do it as soon as possible. Some houses sell almost as quickly as they hit the market; others sit for a long time without an offer. Fortunately, there are several steps you can take to increase the odds that your house is in demand and sells quickly.

Choose the right real estate agent

Every area has a handful of agents who outsell their competitors, but a top seller isn’t necessarily the right agent for you. It’s more important to choose an agent you can work well with and feel comfortable around – whether that’s an outgoing overachiever or a more relaxed professional is entirely up to you.

Pick the right price

Nothing knocks a home out of the running faster than a price that’s too high. Before setting yours, research what comparable homes in your area are selling for. Your agent will help you land on an asking price, but it always pays to be informed – search for similar homes in your neighbourhood and the ones nearby to see how they’re priced and which are selling.

Stage your home

Smart sellers put in the effort to create a warm, welcoming atmosphere. De-cluttering, improving street appeal, cleaning and creating a neutral atmosphere are all key parts of staging your home so prospective buyers can imagine themselves living there – and are encouraged to make an offer.

List your home online

Most buyers now start their search online, so get your home listed as early as you can. Make sure your agent puts your house – along with plenty of attractive interior and exterior photos – onto as many property search sites as possible. The more people who view your home, the more likely you’ll attract the buyer who comes through with an offer. Selling in a hurry can pose challenges, but nothing you can’t overcome with proper planning and action.
